From Bloomberg: declining values in Chicago commercial properties (-7.2% in Loop) + higher costs for CPS resulted in tax burden shift of extra $469m to homeowners. At this rate, the “fair share” for corporations to pay will eventually be $0… Want more tax revenue? Grow economy!

A few notes:

1) Chicago commercial buildings already have the highest effective tax rate amongst large cities in US (5.37% per Altus Group as of June 2024 - likely higher now).

2) A better fiscal system would be one in which the response to declining property values and tax revenues, the city and county absorb the hit via lower spending. Proportionately increasing the tax burden on homeowners for falling commercial values is creating an affordability crisis.

3) Pensions consume the vast majority of the city’s portion of tax revenue.

4) CPS gets about 53% of property tax bill and has been increasing its levy every year by the maximum amount allowed under state law.

5) The only way out of this doom loop is economic growth. It’s shocking that our friends in the mayor’s camp and his CTU allies don’t get this.
